The company

Viera Life LLC is a Florida limited liability company based in Brevard County. It exists to build and publish software for the inspection trades. Its first and current product is Tru Inspect, an iPhone and iPad application for Florida home inspectors.

The person behind it

James Hemelgarn owns Viera Life LLC and writes the software himself. Before inspecting houses he served in the United States Marine Corps, followed by a career in Florida law enforcement. He is a working licensed home inspector in Brevard County, and he operates a separate Florida inspection business, J.H. Inspections LLC.

That order matters to how the software is built. Tru Inspect was not designed from a specification — it was built inspection by inspection, in response to what actually slows an inspector down: a form field that does not fit a real roof, a comment that has to be retyped for the fiftieth time, a report that cannot be finished until the inspector is back at a desk.

Why the software exists

Florida residential inspection runs on a small set of official forms — the uniform mitigation verification form, the four-point, the roof certification, the state WDO report — and on a full home inspection performed to the Florida standards of practice. Every one of those has a prescribed output. The work of an inspector is observing the house; the drudgery is transcribing those observations into the right boxes afterwards.

Tru Inspect removes the transcription step. The inspector records what they see, once, on the device in their hand, and the app renders it onto the correct form.

How we operate

• No servers, no data collection. Inspection records live on the inspector's device and sync through the inspector's own iCloud account. We never receive them. This is described in full in our privacy policy.
• Support comes from the developer. There is no support tier and no ticket queue. An email about a form field is read by the person who wrote that form field.
• Field reports drive the roadmap. The most valuable message we receive is an inspector telling us that a form does not accommodate a house they just stood in.
